What to Expect when you are expecting a HOUSE!!
What to expect when you are expecting a HOUSE! Well, today is September the eighth, 2014 and we broke ground on our new house to be at about 9:00 this morning. Since I have not found any books that cover all of the things one can expect when building and we are contracting and doing some of the work ourselves with the help of my beautiful and wonderful Mom and Dad, I thought I would share the experience with you.
1st: You obviously have to decide what type of house you want and how much of a house you can afford
2cd: Find a draftsman (or a less expensive architect). We found a draftsman named Dale Byrd who has designed houses for years. Also, before we decided to contract ourselves, two contracts said they worked well with his designs.
3rd: Be patient! It took all summer for us to get the house plans exactly like we wanted them. Then, because we had lots of beams, we had trouble with the trusses and had to have the design altered a bit.
4th: Think about contacting the building commission and the septic tank permitting agency in your area to find out how much the permits will cost and to let them know you have a house in the works.
5th: If you need to borrow money, and who doesn't, take your plans to at least three building companies and get bids for your materials. You will also have to speak to people to get bids on labor and this took us weeks to finally narrow down. The bank gave us the paperwork to fill out concerning all of the different things we would have to have for our home. They also gave us these sheets (like cheat sheets) that showed other homes and the lists of materials and labors needed for three different price ranged homes.
